Log each revision request and what was revised, with its date. Amending a signed report removes the signature (it re-applies with a new date at the next sign & submit) and adds an entry automatically — every entry must be completed before re-signing.
The form's report type (SF / PUD / Condo / 2–4 Units) is the Property Type below.
Property Values, Demand / Supply, Marketing Time and the neighborhood comments are the Market conditions, Demand / supply, Typical marketing time and Commentary boxes in Market Area & Marketability.
Blank means none.
Required by lender This lender requires the effective age, total economic life and remaining economic life.
Received automatically from the inspector app by order / loan number — read-only for the appraiser.
This text never appears in the appraisal report. It is not merged, copied, or printed into the report anywhere. It exists solely so the appraiser can learn about the property from the inspector — their observations, views, and opinions. Use it to inform your own Discussion of Improvements above; anything you want in the report must be written there in your own words.
Click any photo to enlarge. The first photo becomes the subject front photo on the report. Use edit next to a label to change how it reads on the report — the inspector's original submission is preserved in the version history.
This order has no inspection, so no inspector photos will arrive. Upload subject photos here — the first becomes the front/cover photo on the report — and note where they came from.
Your own subject photos, in the order they print. Give each one a Photo Type; the required photos tick off as you go. The first photo is the cover photo. An inspector's photos, when one was assigned, count too.
Provide adequate information for the lender/client to replicate the below cost figures and calculations.
Fixed USPAP / federal (FIRREA) definition — shown here for reference and included automatically in the report. This text is standardized and cannot be edited.
Satellite view of the subject. It centers on the subject automatically once coordinates are set — use Auto-locate from addresses on the Location Map (or type the subject's lat/lng there), then come back. Pan & zoom to frame the map and click Capture aerial for report. You can also upload your own aerial instead.
Imagery © Esri, Maxar, Earthstar Geographics, and the GIS community. Confirm currency of the imagery before relying on it.
Copy the tax map image (right-click → Copy Image, or a screenshot), click the box below, and paste with Ctrl+V (⌘V on Mac). You can also drag an image in or use the Add image button.
The tax map prints as its own exhibit page in the report.
This flows into the signed certification below — it is not printed as a separate report section.
This report prints a USPAP addendum: the Intended Use, Intended User, Scope of Work and Assumptions boxes above, the client and the dates, Inspection of Subject (Subject card), the subject's Transfer History (three years), Highest & Best Use and Exposure Time; the Definition of Market Value prints on its own page just before the certification. Extraordinary assumptions and hypothetical conditions print "None." when there are none.
I certify that, to the best of my knowledge and belief:
When a trainee is involved, the trainee signs on the left and you (the supervisory appraiser) sign on the right. The trainee list comes from your Settings — other appraisers are never shown. Fields default from the profile and are editable on this report.
Upload tax card, deed, or other supporting docs. PDFs convert to compressed images on upload and the original PDF is discarded.
These auto-fill the appraiser block on every report you open — no re-typing per report.
One license per state. Each report uses the license for the property's state, fills in the number and expiration, and attaches that license's document. A report in a state with no license here cannot be signed.
E&O and license PDFs convert to compressed PNGs on upload; the resume is kept as the PDF you upload. These attach automatically to the report package for every assignment.
Add trainees who work under your supervision. On a trainee's report they sign on the left and you sign as the supervisory appraiser on the right. Other appraisers are never shown to you or to anyone else.
Lenders are created automatically when a new order comes in. Each lender's settings apply to all of that lender's reports.
They'll receive an email link — clicking it confirms the account and asks them to choose their own password.
Inactive members keep all their history and past reports, but no longer appear in the assignment dropdowns.
A bill is raised in Bill.com the moment an inspector submits their photos. Payments are released by you, inside Bill.com — nothing on this page can move money.
When you release a payment in Bill.com, it can tell Nexus — so the paid date and payment reference fill themselves in, and the inspector sees that they have been paid without having to ask.
These are setup and diagnostic tools. They are switched off so they cannot be pressed by accident.
Turn on payment updates issues a new signing key and immediately stops the current one working. Only press it if the key was lost, or if Check says the subscription is off. Lock again
Checks whether this app can sign in to Bill.com. It only asks “are these credentials good?” — nothing is created, sent or paid.
Admins edit order-level details only — never the appraisal content.
A submitted appraisal stays under Open Assignments (flagged "Needs Review") until you review it, print it, upload it, and press Mark order completed.
Each appraisal submission is an immutable snapshot. "View / Print" opens a read-only copy.
Submitted by the inspector — read-only. Press Edit to make corrections, then press the order's Save button to commit them.
Did you notice any for sale signs or other indications that the property is offered for sale? Answered by the inspector in their app. Prints on the inspection photo report under Property's Current Listing Status. Press Edit below to change it, then the order's Save button to commit.
Why it appears to be for sale:
Assign emails the inspector the order, its fee and due date, with Accept / Decline buttons. Unassign takes them off it and tells them the order was withdrawn — do that first if you want to give it to somebody else.
Put on hold pauses their photo upload for now, keeping them assigned. If the photos turn out not to be needed at all, change the Product type above to Desktop Only — that removes the inspection and tells the inspector. To cancel the whole order, use Cancel order under Order Details. All of these email the inspector. Everything locks once photos are submitted.
Each photo submission from the inspector is stored as a version.
The inspector also receives each message by email within a few minutes.

Answer first, then the details are below. Accepting adds it to your open orders; access & entry details appear once you do.
This takes the order off your list and tells the office to reassign it. Leave the reason blank if you'd rather not say.
The office has to clear a fee change with the lender, so this is a request rather than an instant update. You'll get an email with their answer, and the photo upload opens once it's settled.
This inspection order was canceled by the office. No further action is needed — check Messages below for details.
The office has put this inspection on hold.
Saves right away, so the office and the appraiser can see when the inspection is scheduled.

What makes you think so? Required
A clear photo of the front of the house.
Add at least one exterior photo. Every photo needs a description before you can submit.
Optional — add these only when the inspection includes the interior. Every photo needs a description before you can submit.
Edit the description above — it saves automatically and updates the report. Use ← → keys to browse.
Used to judge how far this inspector is from a property when assigning work, and sent to Bill.com so payments and the 1099 reach the right place.
Only fill this in if they've told you they bill through a company. Their legal tax name and W-9 are collected by Bill.com during setup — you don't need to know them, and nothing here affects the 1099.
Drives what the inspector sees on their dashboard. Nexus never stores their bank details — those live in Bill.com.
One per state. Each report uses the license for the property's state. Changes here save immediately.
Enter a rate to auto-calculate a line — a blank or zero rate means no auto-calculation. Differences within the threshold get no adjustment. Age is inverted (older comp = upward adjustment). Applies to every comparable.
Distances are straight-line from the subject to the address on file, not driving miles. Confirming assigns this order, saves it, and emails the inspector to log in and accept. They see the order details (but not access instructions) until they accept.
Moves existing inspection & subject photos out of the report rows and into the private report-media Storage bucket — including the photos embedded inside signed version snapshots and inspection submission history. This shrinks the database so saves and sign & submit stay under the server's time limit. Run the storage SQL first.
Rollback: keep the backup file. If anything looks wrong, use Restore from backup to write the rows back exactly as they were.
Auto-calculates the Contract Date adjustment for every comparable from an appreciation rate and the time between each comp's contract date and the effective date of the appraisal. Turn it off to type adjustments manually.
Enter the percentage as-is — 4 means 4%, 10.3 means 10.3% (not 0.103).
Adjustment = Sale Price × rate × months elapsed (annual rates are prorated monthly). A comp with no contract date falls back to its close/sale date; a comp that closed after the effective date gets a negative (downward) adjustment automatically.
Importing fills the descriptive fields only — adjustments are not imported, because they were relative to a different subject. Your auto-calculate rules recompute them against this subject. Verify imported data against MLS before relying on it.

What makes them think so? Required
A clear photo of the front of the house — it becomes the report cover.
At least one exterior photo. Every photo needs a description before this can be filed.
Optional — only when the inspection includes the interior. Every photo needs a description.
This updates the label shown on screen and on the printed report. The inspector's original submission (version history) is not changed.
Set a rate and threshold; adjustments compute across all comparables.
Adjustment = (subject − comp difference in units) × rate, applied to every comparable. Differences within the threshold get no adjustment. Age is inverted (older comp = upward adjustment).
